Eldeco Group traces its origins to 1975, when founder S. K. Garg — a civil engineering lecturer from BITS Pilani turned builder — established Eldeco Construction Pvt. Ltd. in Agra to bring professional standards to a fragmented regional market. Garg had spent years as a consultant in Agra and nearby towns, where he identified a gap in professional construction and real estate practice. From those beginnings, the group grew steadily through Uttar Pradesh, eventually consolidating as the dominant housing developer across Lucknow and Kanpur before expanding into the NCR.
The NCR chapter opened formally in 2000, when Managing Director Pankaj Bajaj incorporated Eldeco Infrastructure and Properties Ltd. (EIPL) specifically to pursue large-scale projects across Delhi, Noida, Greater Noida, and Gurgaon. EIPL was incorporated in 2000 to undertake projects in the Delhi NCR region and in recent years has seen rapid growth in other regions as well. Concurrently, the group's listed entity — Eldeco Housing and Industries Ltd. (EHIL), incorporated in 1985, has held a market leadership position in major UP towns and is listed on the Bombay Stock Exchange with an uninterrupted dividend-paying record since inception. The dual-entity structure — one listed, one closely held — reflects a deliberate separation of institutional accountability from execution agility across geographies.
By the time Eldeco formally re-entered the Gurgaon market, the group's aggregate footprint across North India was substantial. The Group has delivered over 200 projects spanning large-format integrated townships, high-rise condominiums, industrial estates, malls, and office buildings, with aggregate delivered area exceeding 60 million sq. ft. and over 30,000 customers. That scale — built project by project across Lucknow, Kanpur, Noida, Sonepat, Panipat, Ludhiana, and Jalandhar — is what a Gurgaon buyer is buying into when they choose an Eldeco address.
Pankaj Bajaj, who leads the group as Chairman and Managing Director of EHIL and MD of EIPL, has served CREDAI in multiple capacities, including several terms as President of CREDAI NCR — a role that places him at the centre of policy and standards discussions for the entire Delhi-NCR development community.
Gurgaon was not Eldeco's first NCR market — Noida and Greater Noida came earlier — but the group's entry here has been deliberate. The group re-entered the Gurgaon market with mid-income housing on Sohna Road, establishing a foothold on the Southern Peripheral Road corridor before moving to the New Gurgaon belt. That progression mirrors the broader trajectory of Gurgaon's residential expansion: from the Golf Course Road and Sohna Road axis of old Gurgaon outward toward the NH-48 sectors and beyond.
Premium Eldeco Group projects in Gurgaon include Eldeco Fairway Reserve, Eldeco Accolade, and Eldeco Mansionz, each positioned differently within the city's residential spectrum. Eldeco Accolade in Sohna Sector 2 is an affordable residential project offering 2 BHK and 3 BHK apartments spread across 13 acres, while Eldeco Mansionz in Sector 48 connects directly to Golf Course Extension Road and Sohna Road. The range — from affordable to luxury — demonstrates that Eldeco is not a single-segment developer in Gurgaon; it is building across the city's demand spectrum.
The group's current focus project in Gurgaon is Eldeco Fairway Reserve, located in Sector 80. Eldeco Fairway Reserve is a signature luxury apartment project in Sector 80, Gurgaon, offering 3 BHK and 4 BHK residential apartments. The configuration spans multiple unit types: the 3 BHK configuration covers 2,200 sq. ft., the 4 BHK is sized at 2,800 sq. ft., and a 4 BHK with servant room and lounge rounds out the upper end of the offering.
Sector 80's appeal rests partly on its physical setting. The sector offers manicured gardens, parks, and tree-aligned roads, with the surrounding Aravalli Hills providing views and a relatively pollution-reduced environment. The project reinforces this with open lawns, manicured gardens, landscaped green spaces, and water features.
For Eldeco, Sector 80 is also a strategic positioning. Situated along the New Gurgaon growth corridor, Sector 80 has evolved from an emerging residential location into one of the more closely watched luxury housing destinations in the NCR. The group's presence here, backed by a BSE-listed parent entity and a co-investment platform formed with HDFC Capital, signals institutional-grade financial backing behind this particular launch.
Connectivity is the dominant value driver for Sector 80 and the clusters of New Gurgaon sectors surrounding it. The Dwarka Expressway — officially designated NH-248BB — runs for 29 km from Shiv Murti near Mahipalpur in Delhi to the Kherki Daula toll plaza at the junction with NH-48 in Gurgaon. The Haryana segment, 19 km long, was inaugurated by Prime Minister Narendra Modi on 11 March 2024, followed by the full opening including the Delhi portion on 17 August 2025. The fully operational expressway now provides a seamless corridor between Dwarka, IGI Airport, and Gurgaon's New Sector belt.
Travel time between Dwarka and Manesar has been reduced to approximately 15 minutes, and the journey from Indira Gandhi International Airport to Manesar now takes around 20 minutes. For residents of Sector 80, NH-48 provides the complementary north-south spine, connecting Delhi, Gurgaon, Jaipur, Ahmedabad, and Mumbai — making the highway critical for both daily commuting and long-distance business travel.
Supporting infrastructure is also advancing at the local level. The Gurugram Metropolitan Development Authority (GMDA) has been working on road expansion and connectivity upgrades, including a road redevelopment project connecting Naurangpur Road and Rampura Chowk that is expected to improve access for residents of Sectors 78, 79, and 80. A metro spur connecting New Gurgaon to the broader NCR metro network is also under planning, currently under construction as part of the Phase 2 Gurugram Metro expansion.
The macro price environment across Gurgaon provides a useful frame for understanding where a Sector 80 purchase sits. Anarock data shows peripheral corridors like the Dwarka Expressway saw prices nearly double — up 93% — from 2019 to 2024. Established prime zones like Golf Course Road have run harder and faster, but the emerging New Gurgaon belt, including Sector 80's surroundings, offers a different entry proposition.
By early 2026, emerging corridors along the Dwarka Expressway and New Gurgaon are priced in the range of ₹7,000–12,000 per sq. ft., compared to ₹18,000–28,000 per sq. ft. in the Golf Course Road enclave. Infrastructure-linked zones in this belt are expected to appreciate up to 25% faster than the city average. For a buyer choosing a developer with a proven delivery record — over 200 projects and 30,000-plus buyers handed over — the Eldeco name carries specific weight in that calculation.
Gurgaon is a leading employment hub in Delhi-NCR, with DLF Cyber City, Udyog Vihar, and Sohna Road among its prominent commercial hubs; employment density, robust connectivity, and growing social amenities make the city attractive to both investors and end-users. The period from 2022 to 2024 saw a strong demand surge, and 2025–2026 is being characterised as a luxury segment boom — a cycle that Eldeco Fairway Reserve's 3 BHK and 4 BHK configuration is directly positioned to serve.
Several structural characteristics set Eldeco apart in Gurgaon's crowded developer landscape. First, institutional backing: Och-Ziff, one of the world's largest hedge fund groups, took an equity position in EIPL, and more recently the group formed a co-investment platform with HDFC Capital — both markers of due-diligence-cleared financial partnerships that go beyond typical pre-sales funding arrangements.
Second, the group's industrial and township experience gives it civil engineering credibility that purely residential developers lack. The 1,200-acre Eldeco SIDCUL Industrial Park at Sitarganj, Uttarakhand — developed in PPP format with the state industrial development corporation — remains Eldeco's flagship non-residential project. Building to industrial-park specifications demands construction rigour that carries over directly to residential quality control.
Third, and most practically relevant for a Gurgaon buyer: the group's history of delivering projects. The Group is synonymous with timely and quality delivery across 20 cities in North India — a claim backed by BSE listing, uninterrupted dividend payments, and publicly verifiable project delivery across Lucknow, Noida, Panipat, and Ludhiana over multiple market cycles. In a city where delivery timelines are a genuine concern for homebuyers, that record is the most material differentiator Eldeco brings to its Gurgaon launches.
