Founded in 1975 in Agra by S. K. Garg, Eldeco Group set out with a straightforward mandate: deliver real estate and construction projects on time, transparently, and to a consistent standard. Eldeco Housing and Industries Ltd. Eldeco's operating discipline has been shaped by a consistent principle: growth without diluting delivery quality. When Pankaj Bajaj — an IIM Ahmedabad alumnus — formed Eldeco Infrastructure and Properties Ltd. (EIPL) in 2000 to pursue Delhi-NCR opportunities, the group moved quickly into Noida and Greater Noida while sustaining its Lucknow and Kanpur base through EHIL. Townships were rolled out to Sonepat, Panipat, Ludhiana, and Jalandhar using an integrated-format model. Foreign capital followed: Och-Ziff, a major global hedge fund, took an equity position in EIPL, and township projects in Lucknow and Jalandhar drew FDI partnerships. More recently, HDFC Capital Advisors and Eldeco have built a co-investment platform currently sized at Rs 1,500 crore, targeting 18 residential projects with a stated revenue potential of Rs 11,000 crore.
The group's portfolio spans every major real estate category. On the residential side it covers large-format integrated townships, high-rise condominiums, plotted developments, low-rise gated communities, and luxury villas under the Terra Grande brand in hill destinations such as Kasauli and Rishikesh. Commercial output includes Eldeco Centre in Malviya Nagar, Delhi — recognised at the CNBC AWAAZ Real Estate Awards 2023 as Best Commercial Project in North Zone — and retail complexes and office buildings in Lucknow, Kanpur, and the NCR. The industrial vertical is anchored by the 1,200-acre Eldeco SIDCUL Industrial Park in Sitarganj, Uttarakhand, developed through a joint venture with SIDCUL in the public-private partnership format. Aggregate delivered area across all categories now exceeds 60 million sq ft.
Eldeco operates from the position that a home purchase is the single largest financial commitment most families make, which shapes every decision from site selection to possession handover. The group's two operating entities — BSE-listed EHIL for Uttar Pradesh and privately held EIPL for the rest of North India — maintain separate governance structures while sharing a unified brand standard. Over 30,000 customers across Lucknow, Kanpur, Agra, Noida, Greater Noida, Gurgaon, Panipat, Ludhiana, Bareilly, Gorakhpur, Rudrapur, and a dozen other cities have received possession, a record the group treats as its most durable credential.

Since the 1990s, when Eldeco co-developed a 200-acre township with the Lucknow Development Authority — one of India's earliest public-private partnerships in housing — the group has refined the integrated township model across cities including Panipat, Sonepat, Ludhiana, Bareilly, and Panchkula. These self-contained communities combine plotted development, group housing, and retail infrastructure within a single master plan.

Eldeco has delivered high-rise condominium projects across Noida, Greater Noida, Lucknow, and Gurgaon. Signature addresses include the 2-million-sq-ft Eldeco Live by the Greens in Sector 150, Noida, situated on the six-lane Noida-Greater Noida Expressway, and Eldeco Acclaim on Sohna Road, Gurgaon, each combining low-density planning with large-format clubhouse amenities.

Eldeco's commercial portfolio covers grade-A office buildings, retail complexes, and mixed-use assets across North India. Eldeco Centre in Malviya Nagar, Delhi, was recognised as Best Commercial Project at the CNBC AWAAZ Real Estate Awards 2023, North Zone. Earlier commercial landmarks include Eldeco Corporate Chambers and Eldeco Magnum Shopping Plaza in Gomti Nagar, Lucknow, and the UP Stock Exchange complex in Kanpur.

Eldeco's industrial vertical is defined by the 1,200-acre Eldeco SIDCUL Industrial Park in Sitarganj, Uttarakhand, developed as a joint venture with the State Industrial Development Corporation of Uttarakhand (SIDCUL) in the public-private partnership format. The park is planned with four specialised zones including a residential zone, knowledge corridor, commercial zone, and mixed-use zone.

Through its Terra Grande brand, Eldeco has entered the premium vacation homes segment, developing luxury villas and residences in scenic North Indian destinations including Kasauli in Himachal Pradesh and Narendra Nagar near Rishikesh in Uttarakhand. These projects target buyers seeking curated hill-station living within proximity to major North Indian metros, and are part of the Rs 1,500-crore HDFC Capital co-investment platform announced in April 2025.
Eldeco's delivery consistency across 200-plus projects and 60 million sq ft rests on a workforce that combines in-house construction capability with specialist consultants and contractors. The group's two operating entities — EHIL and EIPL — each maintain dedicated project execution, finance, and customer service functions that work in parallel rather than through a single shared services model, enabling city-specific accountability at scale.

Eldeco maintains in-house project management and engineering teams responsible for construction supervision, quality control, and milestone tracking across all active sites. This internal capability — supplemented by best-in-class external consultants — is the mechanism behind the group's reputation for on-schedule possession, evidenced across deliveries in Noida, Greater Noida, Lucknow, Panipat, and Ludhiana over multiple market cycles.

Incorporated in 1985 and listed on the Bombay Stock Exchange, EHIL is the group's publicly accountable operating entity for Uttar Pradesh, with a decades-long market leadership position in Lucknow and Kanpur. Its uninterrupted dividend-paying record since inception and BSE listing provide buyers in these cities with a level of financial transparency uncommon in regional real estate.

These include an equity position taken by Och-Ziff, a global hedge fund, in EIPL; FDI partnerships for township projects in Lucknow and Jalandhar; and the multi-round co-investment platform with HDFC Capital Advisors, which has grown from an initial Rs 150-crore base to a Rs 1,500-crore platform targeting 18 projects across Haryana, Punjab, Uttarakhand, and Himachal Pradesh.
