Eldeco Group's story begins not in Delhi but in Agra. Founded in 1975 by S. K. Garg, the group spent its first decade building a reputation in Uttar Pradesh towns before expanding into Lucknow — where, among other milestones, it developed a 200-acre township in joint development with the Lucknow Development Authority, cited as one of the first public-private partnerships in Indian real estate. The group's institutional credibility was underscored in 2025 when HDFC Capital Advisors — the real estate private equity arm of HDFC Bank — formed a ₹1,500 crore co-investment platform with EIPL targeting 18 residential projects across Panipat, Sonipat, Ludhiana, Rudrapur, Rishikesh, and Kasauli, with a combined revenue potential of ₹11,000 crore.
Before launching a residential address in Delhi, Eldeco established two commercial touchpoints in the city that reflect its institutional approach. Eldeco Centre in Malviya Nagar is a mixed office-retail complex developed on more than 3 acres of land sourced from the Delhi Metro Rail Corporation — described by the group as the only DMRC land parcel available in South Delhi for office development. Positioned at the junction of Saket and Malviya Nagar Metro stations on the Yellow Line, it sits alongside Select City Walk, DLF Place, and Anupam Cinema in one of the capital's most active commercial corridors.
Eldeco Junction is a transit-oriented retail and F&B hub at Kashmere Gate — the interchange station connecting the Red, Yellow, and Violet Metro lines and the gateway between Old Delhi and New. The project draws on daily footfall from one of Delhi's busiest multi-modal transport nodes, within minutes of Delhi University's North Campus and Chandni Chowk.
These two projects established Eldeco's credibility with Delhi's institutional and commercial tenants before the group brought a residential product to the city's DDA-planned sub-city of Dwarka.
Eldeco Camelot in Sector 17, Dwarka marks the group's entry into Delhi's residential market under M/s Eldeco Green Park Infrastructure Limited, a subsidiary registered at Jasola District Centre, New Delhi. The project carries Delhi RERA registration number DLRERA2026P0001, with the certificate dated 3 February 2026.
The project occupies approximately 1.87 acres in Pocket A-2, Sector 17, Dwarka. The design philosophy is one of deliberate restraint on density: two high-rise towers of G+20 floors, with Tower 1 configured at just 2 apartments per floor core and Tower 2 at 3 apartments per floor core. The total inventory across both towers is limited to 95 residences.
Every residence is designed for natural light and cross-ventilation, with large balconies and Vastu-compliant layouts. Dwarka is one of Asia's largest planned residential sub-cities, developed by DDA in southwest Delhi. Sector 17 sits within its Pocket A-2 cluster — a low-density pocket of wider roads and open green buffers that distinguishes it from the more densely developed inner sectors. Over the past year, apartments in Sector 17 Dwarka recorded a price movement of approximately 23.8%, with average transacted rates around ₹15,350 per sq. ft. for the broader locality. Over a five-year horizon, the sector has seen price growth of around 86%. Eldeco Camelot, priced at a significant premium to the locality average, is positioned as the first true luxury inventory play in a market dominated by DDA flat stock and CGHS societies.

Within a short drive are Delhi Public School Dwarka, The Shri Ram School, GD Goenka School, Venkateshwar Hospital, Akash Healthcare, Vegas Mall, Pacific D21 Mall, Unity One Mall, Guru Gobind Singh Indraprastha University, and National Law University Delhi. Eldeco Live by the Greens in Noida is among its largest single NCR residential developments. Simultaneously, Eldeco has active projects in Sector 80 Gurugram, Sector 12 Greater Noida West, Sector 150 Noida, and Sector 22D on the Yamuna Expressway — each registered with their respective RERA authorities. This NCR-wide track record contextualises the Dwarka launch: it is not Eldeco's first large-format NCR project but its first residential project within Delhi's municipal limits.
The group's co-investment platform with HDFC Capital, expanded through multiple funding rounds to a total corpus of ₹850 crore under an earlier tranche, and more recently to the ₹1,500 crore platform announced in April 2025, indicates that institutional capital views Eldeco's execution pipeline as credible. The Jasola District Centre office serves as the group's Delhi NCR corporate headquarters, reinforcing its operational commitment to the capital region.
