The Eldeco Group has been active in real estate development since 1985 and is synonymous with timely, quality delivery across 20 cities in North India, having handed over 200 projects spanning integrated townships, high-rise condominiums, industrial estates, malls, and office buildings. The aggregate delivered area stands at more than 60 million sq ft, serving over 30,000 customers. The group operates through two distinct entities: Eldeco Housing and Industries Ltd (EHIL), incorporated in 1985, which has been the market leader in Lucknow and is listed on the Bombay Stock Exchange with an uninterrupted dividend-paying record since inception; and Eldeco Infrastructure and Properties Ltd (EIPL), incorporated in 2000 to undertake projects in the Delhi NCR region, which acts as the promoting entity for many project-specific special purpose companies.
Gurgaon represents a deliberate and considered chapter in Eldeco's NCR story. The group re-entered the Gurgaon market with mid-income housing on Sohna Road before moving decisively up the value chain. Sector 80 is where that ambition took concrete form: Eldeco Group acquired 8.5 acres of land in Sector 80, Gurugram, for Rs 165 crore through an auction organised by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC). Chairman and MD Pankaj Bajaj confirmed that the company planned to invest a further Rs 400 crore in the construction of an 850,000-square-foot residential development. The company expected Rs 1,000 crore in revenue from the project, with international property consultant Knight Frank acting as advisor for the transaction.
Eldeco Fairway Reserve is a luxury residential project located in the green surroundings of Sector 80, Gurgaon, covering 13 acres across three high-rise towers of G+28 floors. The project is structured around low-density living, with fewer than 40 apartments per acre, and offers an 85% open area with 4.5 acres of central greens featuring water elements and outdoor amenities. Only two apartments occupy each floor, reinforcing the sense of privacy and quietude.
Homes come in 3 and 4 BHK configurations starting from 2,175 sq ft, designed to offer open, airy spaces with modern layouts. The specification sheet reflects an unambiguously luxury intent: interiors include 11-ft clear floor-to-ceiling heights, all-weather VRV air-conditioning, a modular kitchen with chimney and hob, imported marble flooring in the living and dining areas, laminated wooden flooring in bedrooms, PU-finished 8-ft high doors with digital locks, and premium CP fittings throughout the bathrooms.
Each apartment is oriented to reveal views of the manicured golf course, the lush green NSG campus, and the Aravalli range. Chairman Bajaj described the land parcel as having an uninterrupted view of the Aravallis, making it the right setting for luxury development.
The amenity programme spans several categories:
Eldeco Fairway Reserve is RERA-registered under number GGM/880/612/2024/107 dated 23 October 2024, filed with the Haryana Real Estate Regulatory Authority. Construction is currently in progress, with possession expected by December 2029.
Sector 80 sits at the southern end of the Southern Peripheral Road corridor, a stretch that has fundamentally changed the economics of Gurgaon's residential market. SPR is a 16-km arterial corridor connecting the Gurgaon-Faridabad Road to NH-48, linking Golf Course Road and Sohna Road at Badshahpur Chowk to ease congestion and reduce travel time. The corridor spans sectors 69, 70, 70A, 71, 72, 73, 74, 76, 77, 78, 79, 79B, and 80, making it the primary growth belt in Gurugram.
Between 2020 and 2024, property prices along SPR surged by 125%, rising from Rs 7,690 per sq ft to Rs 17,300 per sq ft, per PropEquity data — underscoring the area's capital appreciation potential. Demand has grown consistently, with 10,240 residences booked between 2020 and March 2025, and new unit launches accelerating nearly eightfold compared to the 2015–2019 period.
Sector 80 specifically benefits from dual highway access. The location sits close to NH-48 and the Southern Peripheral Road, enabling smooth connectivity to Delhi, IGI Airport, and other key areas of the NCR. Employment hubs including Cyber City, Udyog Vihar, and the Manesar Industrial Area are all reachable without entering the congested inner-city grid. DLF Cyber Hub and Ambience Mall are approximately 25 minutes by road.
Infrastructure commitment to the SPR zone is measurable. The Haryana government's 2025–26 budget has allocated Rs 2,000 crore for SPR area infrastructure. Additionally, GMDA has approved an Rs 82.5 million project to upgrade the Vatika Chowk–NH-48 stretch, including a 2-km footpath and cycle track, with a 56-km cycling corridor from Sector 58 to 67.
PropEquity has specifically recommended Eldeco Fairway Reserve (Sector 80) for spacious, well-priced homes within the SPR corridor. This growth reflects strong end-user demand, healthy residential absorption, and rising preference for well-planned, well-connected developments.
Schools in close proximity include RPS International School, St. Xavier High School, and Delhi Public School, alongside hospitals such as Apollo Spectra, ESIC Hospital, and Aarvy Healthcare. The project is also adjacent to Karma Lakelands and the green NSG campus.
The broader SPR zone already houses American Express, Air India's training centre, and 18 commercial projects including Skyview Corporate Park and Bestech Business Tower — tenanted by firms such as TCS and PepsiCo, collectively employing over 82,000 people. This concentration of institutional occupiers anchors rental demand across the corridor and directly supports the residential case for Sector 80.
The Sector 80 commitment is not an isolated Gurgaon entry. Beyond Lucknow, Kanpur, Agra, Greater Noida, Noida, and Gurgaon, Eldeco is simultaneously developing projects in Panipat, Sonipat, Ludhiana, Jhansi, Bareilly, Panchkula, Neemrana, Delhi, Kasauli, Rudrapur, Gorakhpur, Rishikesh, and Jalandhar. The group's flagship industrial project is the 1,200-acre Eldeco Sidcul Industrial Park in Sitarganj, Uttarakhand. A co-investment platform formed with HDFC Capital further signals institutional confidence in the group's execution pipeline.
The group's two main arms — EHIL, a BSE-listed entity focused on Lucknow, and EIPL, focused on Delhi-NCR and expanding pan-India — give it a structural depth unusual among mid-size Indian developers. For buyers evaluating a project that is under construction through 2029, that institutional backbone is a material fact, not a footnote.
Apartments at Eldeco Fairway Reserve are priced in the range of Rs 3.46 crore to Rs 5.62 crore, with carpet area sizes spanning approximately 1,211 to 1,965 sq ft. That positions the project firmly within Sector 80's active sub-Rs 6 crore luxury segment, which has seen consistent absorption against a backdrop of rising SPR corridor valuations.
