Eldeco Infrastructure & HDFC Capital Announce ₹350 Crore Third-Round Funding in Joint Residential Platform, Total Platform Size Reaches ₹850 Crore

₹350 Crore Infusion Accelerates Eldeco–HDFC Capital Residential Platform

Eldeco Infrastructure and Properties Ltd (EIPL) and HDFC Capital Advisors Limited announced a third round of funding of ₹350 crore towards their joint platform aimed at developing residential projects across India. The platform size now stands at ₹850 crore, with approximately ₹500 crore invested across two earlier rounds.

Geographic Scope and Project Types

The latest funding round will help development of group housing and plotted projects across multiple cities, namely Delhi, Gurugram, Ludhiana, Sonipat and Goa. Other places being evaluated include Greater Noida (West), Rudrapur, and Ludhiana.

This partnership targets the sub-₹50 lakh segment, which has demonstrated strong sales velocity. HDFC Capital's experience shows strong sales velocity with homes in the price range of ₹20 to 50 lakh.

Platform Scale and Revenue Potential

The platform's cumulative revenue potential across 17 projects is estimated to be ₹8,000 crore. Eldeco's on-going projects include Panipat, Sonipat, Rishikesh and Kasauli with a projected revenue potential of ₹2,000 crore. The platform has already deployed ₹500 crore in residential projects in Panipat, Sonipat, Ludhiana, Rudrapur, Rishikesh, Kasauli, Greater Noida (West) and Gurugram.

The Eldeco Group is synonymous with timely and quality delivery in 20 cities in North India and has already handed over 200 projects spanning large-format integrated townships, high-rise condominiums, industrial estates, malls and office buildings. Besides, 30 projects are in various stages of active execution.

HDFC Capital's Broader Affordable Housing Focus

As of March 31, 2026, HDFC Capital's funds combine to create a ~USD 4.5 billion platform dedicated to financing the supply of affordable and mid-income housing across India. The objective of these funds is to partner with developers to focus on long term financing solutions, across the capital stack of debt and equity, for affordable and mid-income housing.

HDFC Capital is the investment manager to four SEBI registered Category II Alternative Investment Funds. These funds combine to create a US$ 4.2 billion platform, targeting the development of affordable and mid-income housing in India.

Eldeco Infrastructure and Properties Limited was incorporated in the year 2000 to undertake projects in the Delhi NCR region, and in recent years has seen rapid growth in other regions as well. Apart from Lucknow, Kanpur, Agra, Greater Noida, Noida and Gurgaon, the Group is developing projects in Panipat, Sonipat, Ludhiana, Jhansi, Bareilly, Panchkula, Neemrana, Delhi, Kasauli, Rudrapur, Gorakhpur, Rishikesh and Jalandhar.
